After a long and undisputed success of Noida, Indirapuram and Raj Nagar Extn., government authorities have their hands and eyes all set for Greater Noida. Already known as the industrial and educational hub of NCR, Greater Noida has been witnessing enormous appearance of real estate developers for past few years. Massive land reserves and expansion of product line, developers are been constantly tempted to put a foot in Greater Noida.
Major realty players have been coming up with residential, commercial and commercial -cum- residential projects in the area. The scope of development is vast in this region as it was been kept untapped for decades. Big names such as Supertech, Jaypee, Amrapali, Cosmic group, Ajnara, Saya, KVD, ACE, Gaur and many more are all getting geared up with their projects. Many developers have already delivered their projects and families have moved in; few are still under construction and a major chunk of realty players are launching new projects. Ajnara India Ltd. a major realty player in NCR is coming up with its project in Greater Noida known as “Ajnara Le Garden” providing 2/3 BHK apartments along with all modern facilities. Ashok Gupta, CMD Ajnara India Ltd. says “Greater Noida, at present is the best deal for investment purposes. There is ample of space and scope for improvement and specially with the kind of infrastructure development it has been witnessing; be it Metro connectivity, education sector, health, etc., for the past few years, it is for sure that soon Greater Noida will become the first choice of every modern day investor”.
This rapid paced development has pushed the government authorities to work upon the infrastructure development. After the development of roadways and electrical sub-stations, chairman GNDA believes that METRO will boost projects in Greater Noida(West).
Rama Raman, CEO Noida authority and chairman of Greater Noida and Yamuna authority said, “At present, we have four metro projects – Noida City Centre to Sector – 62(6.7 Km), Kalindi Kunj to Botanical Garden(3.9 Km), City Centre to Bodaki (30 Km) and Sector 71 to Greater Noida west(7 Km). We have sent proposal of city centre – Greater Noida to the state governmentfor final approvals”.
It is been also said that the state and central governments will share 50 – 50 per cent financial burden on this project. “As several housing projects being launched in Greater Noida(w), Metro project would also boost the other development projects in the region”. Raman added.
With this kind of quick development, the demand for electricity and security will also increase manifolds in the region. In view of this, authority has planned to give Rs. 500 crore to electricity department to upgrade power supply in the region. This approach of authorities to modernise the region has made developers to bring about their best as well.
Gone are the days of modern or luxury facilities, todays developer is stressing upon using the provided infrastructure and giving its best. They are coming up with ultra-luxurious, seven star facilities in their projects, where you have everything under one roof. From shopping arcades to malls, homes to offices, disco, pub, spa, banks, gymnasiums, medical facilities, etc.
In view to this, another major realty player Cosmic Group has launched its commercial -cum- residential project in Greater Noida(west), Knowledge Park – V, known as “Cosmic Cruise”. The project has been spread across 10 acres with an IT park in shape of a cruise, providing seven star facilities along with pick and drop shuttle facility to the nearest metro station. The proposed metro station is said to be just one km away from the project. Sushant Mutreja, CMD, Cosmic Group says “Earlier, Greater Noida was a place only for industries and plants & machinery and it was regarded unsafe plus, difficult to reach. With so much of development carried out on infrastructure and connectivity, this place now has everything that a resident would require. Now, even Noida and Delhi have become extremely close, so investors feel to invest in what is new & best and this has driven people to invest here.”
With the proposed developments, the need for safety and security also increases. And the authorities are all set for the challenge.Putting light to this, Raman added, “We have asked the state government to provide us with 80 traffic constables and sub-inspectors. In total, we have demanded 500 constables. CCTV cameras are being installed at traffic signals. With this, traffic and security arrangements would be better.
JM Housing, one of the prominent real estate players of NCR is coming up with a project here by the name of “JM Florence”. The project is offering 3, 4 BHK apartments with lots of modern amenities. Rupesh Gupta, Director, JM Housing says, “As a developer we feel thankful to the state government for providing us with a place to build.
